Our detailed planning stages refer to the process and practice of creating plans, designs, and specifications for buildings, structures, and other physical spaces. It encompasses a wide range of activities and disciplines, all aimed at creating functional, aesthetic, and sustainable environments.
1. Preliminary Research
- Checking your local council’s planning policies and guidelines to understand the requirements and restrictions.
- Consulting with a planning officer from your local council for preliminary advice.
2. Preparing Your Application
- Site Plan, a detailed map showing the location, boundaries, and layout of the proposed development.
- Design and Access Statement, describing how the development is accessible to all users.
- Architectural drawings of the proposed buildings, including floor plans, elevations, and sections.
- Supporting Documents (Environmental impact assessments, Heritage surveys, Flood risk assessments.
3. Submitting Your Application
- Submit your application online via the local council’s planning portal or in person/by mail if online submission is not available.
4. Post-Submission Process
- The council will check if your application is complete and valid. They may request additional information if necessary.
- The council will publicize your application and invite comments from the public, including neighbours and relevant authorities.
- The council will make a decision within a statutory period (usually 8-13 weeks).
